Our stay was absolutely excellent, I'm so glad I found this hotel after looking at over 50 options near the Old Town area of Munich. We needed a room that had two separate beds (more difficult to find) as we had our exchange student with us and a Clubhouse Room on the 2nd floor was perfect! The space in our room was wonderful, extremely clean and comfortable, and our room was remarkably quiet facing a courtyard. Though we didn't use any of the common spaces, they looked great. All hotel staff we encountered were friendly and accommodating and even checked us in 2 hours early when I went in to see about parking in the garage. You do need to pay for parking inside the hotel before you can get a key card to enter the garage, just a small heads up. We took both the underground train (about a 15-20 min walk to Theresienweise station) and a bus that was about a 9 min walk away and both were easy. We also walked all the way to the central Old Town area one time and that took about 35-40 min. After taking that walk, I was so incredibly glad we booked where we did. Though only a little out of the way if you're hoping to explore Old Town, it is so much more peaceful and clean overall (maybe not during actual Oktoberfest which the hotel is adjacent to). We would definitely choose to stay here again if we visit Munich, but would also book at other Cocoon properties in other cities as well.

Our family of 4 (with 2 teenagers) had a great experience staying at "The Cocoon", as we liked to refer to it. We had a room with a queen sized bed plus a queen sized pull out sofa, which made the room pretty cramped when the couch was unfolded, but the other amenities made up for the close quarters. The additional men's and women's toilets down the hall allowed our teenage girl to get ready in our room's bathroom without the rest of us having to wait to use the toilet.
The air conditioned room was such a relief after our adventures in 95 degree F heat, and the complimentary chilled water filling station (with both carbonated and still options) was a welcome plus. The 6th floor sun roof, which overlooked the Oktoberfest grounds, was a nice place to hang out during the evenings.
The location is quiet and residential but within walking distance of a great restaurant with beer garden, the German Transportation museum, and there is a bus stop directly across the street for a bus that goes to Marienplatz. We visited in August, but it would be an ideal hotel for attending Oktoberfest, as the huge park grounds for the festival is literally one block down the hill.

Overall a very good experience!
Two things brought down the top score.
1. Staff seemed very nonchalant and English levels weren’t as expected at a hotel. At every interaction we felt in the way and misunderstood. Like ”ohh, a guest again..oh no”
2. Parking, very limited amount of spots. And no system of knowing/caring if you paid, was guaranteed a spot. Charging (though incl in the daily price) was a hassle since they had to escort you down to the car to start it every time.
If possible I would not arrive by car next time.
But to end on a good note, location and room was 10/10.

Excellent hotel, cafe on the ground floor was brilliant for coffee and breakfast. Office ‘we’ work area was brilliant for work and meetings.

Wonderful stay as a young family, the room had everything we needed and the kids loved the bunk beds! Lots of space, clean, modern, easy access to public transit. Highly recommend!
