Worth trying but not fabulous enough
Choose mountain-side rooms with caution: The elevated highway generates severe noise that affects sleep quality.
Do not expect spacious rooms: Even the "Executive King Room" is extremely cramped.
Welcome gift – choose one of two: Upon check-in, you cannot get both the welcome points and the Kobe specialty snacks.
Breakfast for elite members: You can try asking for the restaurant breakfast, but it is not guaranteed; alternatively, be mentally prepared for a crowded lounge breakfast with slow replenishment.
If you enjoy lively surroundings, this hotel is best avoided unless necessary: If you seek nightlife, a vibrant atmosphere, or spacious rooms, prioritize hotels in the Sannomiya / Motomachi area.
Location:
The Kobe Marriott Hotel is conveniently located just below Kobe Station, offering good transport links. However, the surrounding commercial facilities are not as well-developed as those in the Sannomiya or Motomachi areas.
If I choose to stay in Kobe again next time, I would prefer the latter. Of course, for those who dislike bustling areas, Kobe Station is still worth considering.
Style & Service:
The overall style is clean and refreshing. Although it's a renovated older hotel, it doesn't feel noticeably dated (except for a few areas like the elevators and gym). The staff includes many Indian or other Southeast Asian employees, and the executive lounge also has Southeast Asian staffs. This breaks the stereotype that "most Southeast Asian employees in Japan work in basic cleaning positions" reflecting the hotel's inclusiveness, international character, and staff diversity — excellent!
Brand Positioning:
The experience is closer to that of a "Courtyard with a lounge," falling short of expectations for the Marriott brand.
Pros:
Rooms have been renovated, with a modern and clean style.
Some twin rooms face the windows, offering open views (e.g., the bay-side twin rooms on the 15th floor). The headboard is positioned against the corridor wall rather than the window (unlike other floors), resulting in less window obstruction and a greater sense of space.
More premium rooms on the 15th/16th floors are about to open, increasing future options, such as basic suites and royal suites.
Cons:
Extremely small space: Even the "Executive King Room" feels cramped, requiring you to shower while standing in the bathtub.
Design flaw: For bay-side twin rooms below the 15th floor, the bed headboard takes up vertical window space. Additionally, most king rooms have the bed facing away from the window, affecting natural light and the view.
View and noise:
The bay side offers average night views but low noise levels.
The mountain side provides views of JR Kobe Station and the mountains, which are decent, but the elevated highway below causes significant nighttime noise. Room windows can be opened, and soundproofing is poor. On the 15th floor, you can even step outside the window and walk to another room's window — quite alarming.
Limited room availability: Many rooms (including suites) are still under preparation, so currently bookable room types are limited.
Executive Lounge (default breakfast location for elite members):
Compliant with the rules, but it feels like picking up a bad habit from Nagoya Marriott.
Small food pickup area, crowded during peak hours, slow replenishment.
Breakfast quality only slightly better than that of Nagoya’s executive lounge, giving the impression of a “meal substitute for elite members.”
A small bright spot: omelets can be ordered à la carte at the executive lounge breakfast after seating.
Happy Hour:
Long duration (5:30 PM – 8:00 PM). After happy hour ends, chocolate, fruit, cake, etc., remain available until 10:00 PM.
Good operating hours!
Offers fried items, fruit, etc. – enough to fill you up, with a standard selection.
Compensation Breakfast (17th-floor restaurant):
The hotel provided breakfast vouchers after I provided feedback on nighttime noise / breakfast quality via the in-app messaging system.
The restaurant is on the same floor as the lounge. It is spacious with timely replenishment of food items, and unlimited golden kiwis – a very clear highlight.

Really disappointing and below my expectation
- Perfect location for travelling with JR railway, only 5 minutes walk across the huge shopping mall underground. Another 10 minutes walk to the harbour land with great view of seafront and skylines
- Nice view of the mountains and Harbour on both sides of the hotel
- Lovely service team with typical Japanese politeness
Improvement potential
- As Bonvoy Elite titanium member only allowed to have breakfast in the executive lounge instead of the main restaurant, tries at a breakfast buffet was very limited and not that much Japanese
- Very few offers for the afternoon tea and coffee time in the executive lounge
- No upgrade was given due to the high season even there are better rooms to book on the Bonvoy app
- The room size is tiny even with the Marriott brand, the traffic noise from the motorway was unbearable during the night. I had to use earplugs all night long which is ridiculous for Marriott hotel brand

The location is outstanding. Maybe it's not enough to be a member with Platinum Elite status or higher.
It is located about a 3-4 minute walk from JR Kobe Station in the direction of Hamate. The conductors are also solid and easy to understand. The harbour area is exceptionally located with easy access on foot.
Titanium Elite member but upgraded one rank. The rooms were renovated and beautiful, but the windows were small enough that we were disappointed to not have a view even on the upper floors.
It was convenient to have the Club Lounge open during the day, but soft drinks like Pepsi were cocktail time only, with only milk, orange juice, coffee and tea. The food is exactly the same on both days of cocktail time, and although I say Kobe beef gratin, it's mostly potatoes with infinitely little beef, and fish and fries are also French fries after all, so I get the impression that there are a lot of potato dishes. Only chili con carne was delicious. The view of JR Kobe Station looking down from the lounge was also quite impressive.
However, as many of you have written, the contents are very lousy, even for elite members, breakfast is provided free of charge only in the Club Lounge. I have a limited variety of salads, and my egg dishes are limited to scrambled egg porridge or the omelette I order, and there is no fried egg I prefer. As for Japanese food, it's a pity that there's no natto offered, not even pickled plums. To be honest, this breakfast is about as good as a business hotel. You might have been able to enjoy a more varied menu at a regular breakfast restaurant for an extra 3,800 yen.
However, we were told that the hotel does not apply to food and beverage prices which are originally 10% off.
It was also a shame that the Sheraton of the same Kobe is offering free hot spring baths to members of the platinum or higher class, as there is an additional 1000 yen charge for using the public baths and spa.
The service was very good, and when I asked for advice about going to the observation deck on the Rokko mountain ropeway, they printed out bus services and ropeway timetables and were very polite.
In view of the above, I think it will be worth staying in the future because the location is perfect if the breakfast contents are improved at least if it is about 15,000 yen per night.
