All in all, recommended.
I spent ten days alone in Apartment No. 5 of Villa Anna in Baveno in June 2026 and would book the accommodation again overall. This review is primarily intended to help future guests prepare for their stay.
Even before the trip, contact with Lago Reisen was very pleasant. The advice during booking was friendly and competent. The key handover in the center of Baveno also went completely smoothly. During my stay, the local agency was reachable at all times and responded quickly, friendly, and reliably to questions.
The driveway to the villa is a bit difficult to find the first time and takes some getting used to due to the narrow conditions. With my small Fiat 500c, however, that was easily doable. On the property itself, there are sufficient parking spaces available for all guests.
The complex is immediately impressive due to its spacious layout, the beautiful, lush planting, and above all the communal pool with a dreamlike view of Lake Maggiore – a real highlight. A little more maintenance would do the garden area some good, however. The sun loungers were partially soiled by birds or falling leaves and plant parts. Furthermore, there is not a single sun umbrella at the pool. In June, one therefore had to wait until the large trees provided enough shade to be able to stay there for longer.
My apartment was significantly nicer than expected. It was modernized a few months ago, so the photos on the organizer's website no longer reflect the current state. The apartment is very spacious, modernly furnished, and easily offers enough room for two to three people with its large wardrobe and generous rooms. The bed is wonderfully comfortable, but the curtains are partly torn from their mountings and too short for the high ceilings.
The kitchen is equipped with sufficient dishes and cutlery. However, some practical little things are missing, such as a pair of scissors. What you should also know: There is no starter kit upon arrival. Neither dish towels nor dishcloths or any other useful items are provided. Anyone who prepares for this and brings these things along saves themselves the first shopping trip immediately after arrival.
The linen package includes a set of towels as well as the made bed. During my ten-day stay, there was no towel change. As a duvet, there is only a sheet for covering up, which can get quite chilly on some nights.
The bathroom offers sufficient storage space thanks to a shelf. The shower fixture was defective, however, and showering was therefore somewhat cumbersome, but it ultimately worked. The available hair dryer has a large Schuko plug and can therefore practically only be used in the kitchen due to the existing power outlets. In addition, the lighting on the range hood was not working.
The private terrace is pleasantly large. However, cushions for the sun loungers and the metal chairs would be very desirable, as these are quite uncomfortable in the long run. I eventually kindly borrowed a chair with a cushion from the neighbors. I did not use the private hot tub at temperatures around 33 degrees – but it would certainly be a nice addition in cooler weather.
The communal washing machines mentioned in the description are somewhat hidden. I only found one working machine, which was, however, completely sufficient during my stay.
My conclusion is clearly positive despite the mentioned points of criticism. Villa Anna scores primarily with its quiet location, the beautiful view, the wonderful pool, the spacious apartments, and the friendly service from Lago Reisen and the local support. Many of the small weaknesses can be easily fixed, or one can prepare for them with a little foresight. That is exactly why I have listed them here. I would come back anytime and can recommend the accommodation overall with a clear conscience.

Amazing
Read some reviews on other sites which were negative but this place was 5 star for us. Clean , quiet and views , pool the highlight. Probably would say you need a car if staying

Everything and more
Had a fantastic stay at 22! The apartment was excellent, tasteful and modern. The bed was super comfortable, and the kitchen had everything we needed. The highlight was the balcony with stunning views—perfect for a relaxing drink and al fresco dinning. Highly recommend!
