Good
Friendly owner, hospitality and very helpfull. First we booked only 2 nights, but stayed 4 nights. Clean rooms and bathroom, good bed, breakfast was enough. Lovely designed and decorated. Bathrooms are shared.

No lifts but close enough to Cagliari's train station
Pros: very spacious room, about 10 mins' walk from Cagliari's railway station. Cosy backpackers atmosphere.
Giuseppe, the Owner, was very informative via Whatsapp with how to reach the property, where the keys were to be found and where to leave them, what to do in Cagliari, etc.
Cons: no lift.
This Guesthouse is on the 3rd floor with 8 flights of stairs. Definitely NOT what you need in 37 degrees Cagliari: dragging your bulky luggage up the stairs.
No human contact whatsoever: even tho I stayed 1 NT only, it would have been nice to pay city tax in cash and ask for a couple of useful info. Everything is simply done via Whatsapp texts and emails. However, in fairness to Giuseppe, he did waive my city tax amount as I had no cash on me, although I did offer to send him a bank transfer.

Expensive for just a room (without a bathroom)
Our room was quite large, clean and pleasant. The decoration was quirky and cute.
The main downside was that the bathroom was shared, which was not clear at the time of booking. For me, this made the room quite expensive.
Breakfast was quite spartan.
Otherwise, the owner was super friendly and helpful.

I'm really surprised about your review (also because you have travel a lot...); what you said about the bathroom is not true, because in the same MAIN PAGE of tripadvisor the description said: "...all rooms have a shared bathrooms in common", so I don't understand why you said that is not clear.
The "spartan "breakfast including: tea, coffe (or cappuccino), milk, juice, bread, butter, homemade jams, biscuits,homemade cakes, nutella and fresh fruits; I'm sorry if you don't appreciated it.
At the end, using your words, you find a "quite large, clean and pleasent room with quirky decoration and with a friendly a super helpfull owner" and put three stars just because you can't take the time to read the description...
For us this is a work (in a place with 40% of unemplyment...), that we made whit passion and love, so please the next time try to be sure about your reviews.

Helpful personnel
Good bed and good value for money. This place is close to city center...we left too early (got to airport thanks to our kind host) to request breakfast. We were given a map to get to city center easily. Bathroom in hallway could be a problem for some when crowded in summer but ok at this time of year. Be aware we could hear children through the walls so not ideal for people searching for peace and quiet.

Good location (you can visit town on foot from there).. the look of the premises is kind of vintage what is nice.. They have cuite terrase for smokers with lot of decorations..
But the negative thing is that when we asked for breakfast at 8am the owners look surprised as it was early.. we explained we have a flight back so we need to go early to the airport and they said ok.. In the morning they prepared breakfast for us- but without bread (I don't know to what should 've we put the butter and marmelade).. And on our question where is bread they said they were sorry but that previous day was Sunday so there was no bread.. ???

Caro Dovla2014, il B&B è anche la nostra casa e ci sono delle regole da seguire. La colazione viene servita dalle 8,30 alle 10,30, ed è possibile concordare orari diversi a seconda delle esigenze del cliente. Infatti, come hai scritto nella tua recensione, la colazione vi è stata servita alle 8 senza alcun problema. Per quanto riguarda il pane, considerando che il giorno precedente era domenica e visto che non vi è nessun posto aperto per comprare il pane la mattina alle 7, per noi era impossibile offrirvi del pane fresco. ci tengo a precisare che la colazione comprendeva fette biscottate, dolci fatti in casa, nutella, marmellate, yougurt, succhi di frutta, te, caffe, cappuccino e frutta fresca.
