Highly recommended!

Villa dell'Annunziata is an absolute must!
The b&b is in a beautiful, quiet location with a great view.
The historic villa has a lot of charm and the rooms are very comfortable and quiet. The owners are incredibly friendly and welcoming.
Breakfast was an absolute highlight every morning: fresh, extensive and with delicious local produce.
If you are looking for a quiet, unique and atmospheric place near Rieti then this is “The place to be”! for a perfect start to your holiday.

A truly special place

Calling it a Bed & Breakfast is truly an understatement. It is a beautiful palace from the 1600s, with foundations from the 1400s, passed over the centuries into the hands of various noble families, until it was purchased by a delightful couple, she an archaeologist, he an antiques dealer who completely renovated this magical place, recovering frescoes and ceilings coffered and inserting modern elements. The rooms are large, spacious and warm, with a breathtaking view and original floors. The most beautiful room is the green one, I think it is number 1 but the ideal is to go in a group and rent the 4 rooms on the second floor and be spoiled for breakfast by the wonderful family of the owners.

Not ancient but old

We had high expectations having read the reviews, but the stay was a disappointment. The furniture in the room is old and shabby, the bed uncomfortable with only two low pillows. The room was very dusty with old and in some cases broken furniture. The fireplace was closed. It's a real shame because the structure is a true heritage of history. It is absolutely not worth the price paid (130 euros). The breakfast was nothing extraordinary. The only positive note is the very sweet and helpful owners, but unfortunately carrying on such a business requires another type of commitment, continuous maintenance and attention to detail and cleanliness. Unfortunately our opinion is not positive

Splendid stay

We had a lovely stay in this amazing mansion with lots of character, frescos, outdoor comfort & fabulous views. It’s beautifully run by a wonderful family whom went out of their way to accomodate us with a last minute booking in a cold day in January. Hope to be revisiting in spring.

A gem to be revisited

Such a memorable experience! The villa has been lovingly restored to its former glory. The mixture of antique furniture and modern facilities is a winning combination. Add to this the spectacular breakfast presented on antique lace, the beautiful views and the gentility of the owner and it is a must!
This is not just a b&b but an amazing place to hold a special event.
Compliments to the owners, who are dedicated to the loving running of this magnificent establishment.
