Highly recommended!
We stayed this weekend my family and a friend at this property and I discovered a lovely place. The owner welcomed us and also made us visit the other apartments and I must say they are all delicious! They are all built in pierta and have an amazing view, you can see even in the distance the sea. We made use of the SPA which is located within the structure and includes a sauna, Turkish bath and a beautiful hot tub! In addition there was also the relaxation area where you can sip a hot herbal tea with background music. The apartment was well heated and cozy! The courtesy of the owner was excellent. We will definitely be back!

Couples Spa
I went on November 10 to the spa of the pint rooms with overnight aperitif and breakfast. The very characteristic place for the medieval village of Sermoneta, but they have to be careful with some precautions. We arrived with my husband at 3.30 pm to then access the private spa at 4.30 pm for 90 minutes. Cute private spa, but bathrobe, towels and slippers not suitable for a spa. The face towels and bidet were only one and not two per person. Not to mention breakfast. They had left only two coffee pods, no milk with only a small tray of mignon tarts and that was it, with no other choice. Very kind manager, but not enough.
We say it would have so much potential, but it needs to improve on so many things. Even the price is not adequate to what it offers. My vote is four.

Large new spa apartment
We stayed - two couples - in the apartment with two bedrooms with private bathroom. Beautiful view, spacious apartment with a third bathroom, sofa. Rooms equipped with towels, bathrobe and slippers for the spa for private use for 1.30 hours. We requested the aperitif with prosecco and snacks and breakfast kit and if the first course was plentiful with olives, chips, peanuts, it was too little for breakfast. Four pods counted for coffee and a generous tray of mini croutons but no tea filters, biscuits or anything else. '. About 8 minutes of uphill stairs to get to the center or a longer but doable route with a few stairs to the central square. In conclusion, for the kindness of the owner, the new spa equipped with everything needed to relax, I recommend it but the price It is high for the area and I recommend not requesting the breakfast kit and paying more.

excellent b&b
We stayed for a weekend as a couple in this new and well-equipped b&b. The apartments have a breathtaking view but the real gem is the spa for exclusive use that the extremely helpful owner Marco makes available. Attentive to every detail or need… I highly recommend it

Negative experience
Our stay was very disappointing. We arrived to find we had been assigned a one bedroom unit, despite having reserved a two bedroom unit. The host, Marco, was extremely grumpy and unfriendly. He took a very long time during check in explaining complicated rules for recycling and lecturing us in the Italian legal system, rather than organising the two bedroom unit as requested. Total check in time was almost one hour. The unit is not like the photos. It is shabby and in need of updating, especially the kitchen and bathroom facilities. I would suggest that Marco provide separate bins for the recycling as it was very difficult to organise with just the one small bin provided (and no bin bags!). Finally, the property is seriously infested with mosquitoes. I appreciate this is inevitable in some areas but it would have been a courtesy for some kind of insect repellent to have been provided or perhaps for the windows to have been fitted with mosquito netting. We had to sleep with the windows shut despite the late summer heat, which was extremely uncomfortable.m. All in all, a negative experience, compounded by some rather snide and racist remarks made by the host about our nationality. He seemed to take umbrage at the fact that we are foreigners and speak Italian fluently. I don’t understand why he found this so offensive as his own skills in English were quite basic and it is a good thing we could communicate. No spa, despite it being advertised as included in the advertised description.
