Our magical Venice
The real gem of the living room was the bedroom overlooking the canal. Opening the windows and seeing the water flow slowly, with the gondolas passing by and the reflections of the sun on the Venetian facades, is something that goes beyond just staying overnight: it is experiencing Venice firsthand.
The room was:
Spacious and attention to detail
Very clean
Furnished in modern elegant Venetian style;
Quiet despite the central location.
The bed was very comfortable, perfect for resting after a day walking through alleys and bridges. The atmosphere was romantic and authentic, ideal for both a couple and those who want to breathe the true magic of Venice.
Breakfast was a pleasant surprise. Rich and varied buffet:
Brioche of various kinds and hot;
Salted products;
Freshly prepared hot drinks;
Juices and fruit.
All well organized and always stocked. A perfect way to start the day before exploring Venice.
The reception and service of the staff proved:

Attentive to needs
Always ready to give useful advice
We felt welcomed and followed with professionalism but also with human warmth, which really makes a difference.
The location is strategic: convenient to reach the main points of interest, but at the same time in a quiet area that allows you to enjoy the city without excessive chaos.
Positive aspects, stunning canal views, impeccable cleanliness, great breakfast, friendly and knowledgeable staff, authentic Venetian atmosphere.
I highly recommend it.

Very disappointed, mould in room. Avoid!
We were originally placed in Room 25, but quickly requested a move as the room felt far below standard. The room was extremely hot, there were dirty marks on the walls, and overall it simply did not feel clean or well maintained.
We were then moved to Room 27, which sadly came with even more issues. The bathroom had mould due to poor ventilation, and the window could not be opened which would have made a huge difference. The toilet had a cracked seat and the small flush button was broken. The soap dish was also broken.
The bath/shower leaked badly, flooding the bathroom floor, and while showering, water also came out of the bath tap which resulted in constantly hot feet. The entire room had a generally dirty feel throughout our stay.
The bed was extremely uncomfortable — you could feel the springs through the mattress, leading to poor sleep each night. The pillows were also very poor quality. There were scuffs on the walls, mould around the bedroom window and ceiling, broken curtains, exposed wires, and dirty light switches. On top of this, the walls were incredibly thin and we could hear everything happening in the corridor.
For the price paid, we expected a much higher standard of cleanliness, maintenance, and comfort. Venice is an amazing city, but unfortunately this hotel was a major disappointment.
