Not great. Dirty bathroom, thin walls, dangerous stairs.

The location wasn't too bad as it was just outside the main old town and not too far of a walk. They had some private rooms and the beds were reasonably comfortable. The AC unit was good in the room.
A few things could be improved and for South East Asia we felt the property was expensive for what you got back. Firstly the walls between the private rooms were paper think, literally just some thin wood and we could hear everything in the room next door, so not really all that private.
Another thing was the bathrooms, they weren't all that clean at all. Felt like they had never had a good deep clean and like they just get swept up in the morning and that's all. Stains all over and just generally in a state of disrepair.
The staff too are pretty unhelpful, they just laugh or look at you strangely when you ask questions and don't really answer them. They also booked us a tuk tuk to the docks but it was pretty expensive, I feel like they didn't really negotiate on our behalf and didn't really care at all.
The steps upstairs are also dangerous. I slipped on them because they are steep, narrow and made from polished wood. They should put something grippy on there because you've got to take your shoes and have just socks on it's mega slippy. I fell from the top to the bottom!

Not what we booked

Arrived after a long bus ride to find that the room we had booked (double room with private bathroom) was not available so we were offered a bungalow for the first night. There were mosquitos everywhere and the shared bathrooms were not clean. Decided to forego the deposit we paid and find somewhere else. They did offer us a private room at a friends place but were only told about this option after we secured somewhere else. Was very cheap so good for what you pay.

Sub-par

Dirty bathroom with tiles missing and broken. Same as a photo posted here 18 months ago so it's not a new problem.
You can hear every whisper (and shout) through walls and doors. Woken at 6am by Chinese visitors. At least the bed was good.

Okay

We got a room right in front of the reception. Big bed, laundry service, nice staff, but the place was not very clean.
Little terrace to chill. Fresh room but no AC.
Not isolated at all!! You heard people in the lobby as if they were in your room.
Many mosquitoes and some spiders in the room.

If they try to rip you off can you really trust them?

I booked on booking.com and when I check in they try and charge 10000kip more. Next day I give them a bag of laundry, I watch the guy weigh it out twice at 5.7kg, then he switches it to lbs. and then writes an order for 110,000. It's supposed to be 10000kip/kg. I laugh and take my laundry elsewhere, and take a pic(attached). Hard to trust, take your business elsewhere.
