Great location, excellent value

Basic hotel, a little rough around the edges but great location and excellent value. The bed was comfortable and the shower was excellent. Very strong and hot, although the shower head could do with replacing. Some of the furniture is a bit dated. Could have done with an extra pillow but didn't prevent me from having a good nights sleep. Fridge in the room was a great bonus and we could see the sea through the window. Also good WiFi. I would definitely stay here again.
I noticed that all the bad reviews are old, I'd advise you to ignore them, because either the hotel is now under new management or they have made lots of improvements.

I would like to give a 4.5* - basic but good

This was a perfectly good 2/3* hotel experience.
The location probably couldn't be much better, on the road opposite the pier and only a short walk from the train station and main shopping area.
We didn't expect much from this hotel so were pleasantly surprised.
We stayed in room 1 (family room) and room 2 (twin room). The beds were especially nice, comfortable and clean. The general cleanliness of the room was good.
There were fridges in both rooms, and a microwave and additional cooking facilities in the family room but we didn't use them. Our fridge did freeze our water though.
My parents, in the family room, did notice some street noise but we weren't too disturbed. Our shower had excellent power but the screen door did get jammed a little bit.

Basic and value for money

We were met by a very pleasant young lady who gave us our key.A top floor room with a sea view..... you could see it between the hotels! Early morning sunshine into the room added bonus.Beds dated but comfy enough Shower was hot and basic did its job for us. Parking is a bit of a nightmare but it didn't detract from the stay.
Overall a basic value for money stay! its not a premier inn.

Do not book this hotel

I booked this hotel for one night through Hotels.com as I was in Eastbourne for the tennis tournament. We arrived at the hotel early evening. No-one there. We rang the doorbell several times – nothing. I called the hotel number and was told some-on was on the way. He eventually arrived but didn't speak English. He called the owner and signed to me to speak with him. The owner was rude and shouted. He told me I had made a mistake and my booking was for the following evening. He was very insistent that I had the wrong night but I had the confirmation letter from Hotels.com which stated 28th June! We were clearly not getting a room. As the owner had us booked in for the following evening, I immediately cancelled my booking but only got half of my money back. We then had to find another hotel at 7pm in the evening when Eastbourne was packed with tennis spectators from the tournament and ended up paying considerably more than our booking at the Regent hotel.
That said, the reception area was dirty and the whole place was rundown and had a stale smell. I dread to think what the rooms/bathrooms were like so in the end I was pleased not to stay there. However, I am appalled that Hotels.com have dismissed this incident with 'sorry to hear about this' and then quote the cancellation policy. Yes, I understood their cancellation policy but the only reason I was able to cancel was due to the owner booking me in (if he ever did) for the wrong night and certainly not the night I had booked or was stated on my confirmation letter. I would not advise anyone to book this hotel and I will certainly never book through Hotels.com again.

Basic, but no real complaints

I stayed here with my wife for 3 nights (at £60 a night for the room. No breakfast with that). There is a lovely cafe just around the corner called "Amy's".
The first issue arriving at the hotel's main street at 9pm, on a Thursday, was parking. I waited 30 minutes for a space to be free. We then got a parking voucher from our hotel which allowed 24hr parking in many streets for £1. Our hotel staff were friendly throughout our experience.
Our room was basic. The bathroom floor tiling was not finished. The towels were tiny. The bedding sheets were wafer thin, one bedside light didn't work. A lot of dust on top of the wardrobe. A faint smell of old smoke throughout. Not wheel-chair accessible.
The shower pressure / heat was good. Ample toilet paper. The Tv worked well. Free WiFi throughout. CCTV throughout. We had a view of the sea (through a gap in the buildings). Very close to the sea front.
A lot of these points are easy to rectify and I hope that this happens, as the hotel could be a premier location in the future. This is a lovely old building.
