Stunning view of Assisi at sunset.

We did not actually stay here because we were on a day trip from Sarteano in Tuscany, but we did enjoy apertivo and dinner here before returning to Tuscany. The food and service were wonderful. We did get a tour of the guest rooms after dinner. The view from the dining room is unreal. A glowing Assisi is the back drop while you dine. Dinner could have been sawdust and it would have been wonderful, but the food and wine were great. Highly recommend!

Amazing and fun stay in Assisi!

A group of 6 friends traveled through Italy and stayed for 3 nights at Il Roseto. We loved everything about our stay here. The view from the garden of the entire city of Assisi is spectacular both day and night! There is a pool, however we did not use it because of cooler weather. The accommodations, food, setting, and host Massimo, his wife and chef - Rosita and restaurant staff, Angela were great. We had excellent dinners and accompanying wines each night, and on our last evening we let Massimo choose our entrees. Rosita's homemade breakfasts, pastries and cakes were wonderful - such a variety of foods and beverages for breakfast and at dinner! The rooms were comfortable and very clean. Massimo also recommended his good friend Marco, a tour guide in Assisi, to lead us on a 4 hour tour of this wonderful city. Marco is very knowledgeable of Assisi's history and culture. We can't say enough of the hospitality we received at Il Roseto. We will return someday for a longer stay!

Tight on parking and has wooden toilet seats

We stayed here for one night while traveling around central Italy. We booked this place mainly because parking was included and it had a nice view of Assisi. We stayed in room 2, part of the main building on the ground floor. The room was nice but a bit dated in decor. The bed wasn't the most comfortable, it was a bit hard. The bathroom was clean but it could certainly use an update. I wasn't the biggest fan of the wooden toilet seat, that just seems unsanitary since it's a porous material and difficult to clean. The WiFi information was not written down anywhere and when we asked for it, the password was provided but we were never able to get it to work. On the bright side, the AC worked just fine.
There isn't a main reception area, or at least it was very confusing since there was not a front desk. When we checked in, they took our passports until we were ready to check out. That was different from what we experienced anywhere else while traveling around Italy, odd.
This hotel is also a restaurant and it's POPULAR. That's fine, but it can actually be a problem if you need to park your car or leave. We didn't eat at the hotel so we got back late and all the parking was completely full, people were even double parked and blocking others in. It wasn't great. Overall, I'm glad we only stayed here for one night.

Dear guest,
we are very sorry, but we believe that there has a misunderstanding.
We will explain to you.. So we are a Country house and we prefer the dated decor. Wooden toilet seats obviously has covered with special glaze according to all the rules and actually the first time this observation is made, because it is so logical that there ara precautions.
We can register the our guest within 24 hours of arrival!
For what concerns the parking, it was enough you have to continue without stopped immediately, because there is a reserved air for the guest!

Sweet spot

This lovely property is situated about halfway between the train station and the hilltop town of Assisi. The views are indeed wonderful, but the property itself is also inviting and a nice place to relax. Unfortunately the weather wasn't quite warm enough to enjoy the pool. We recommend the option to have dinner on-site; it is well prepared and delicious. Massimo and the crew who takes care of you onsite are friendly and accommodating.
Assisi is a doable walk up the hill. Bus into town (stop is across the street) if you don't want the exercise. The walk downhill from Assisi is much quicker!

Fantastic in all aspects

My wife booked us in for two nights to celebrate my birthday and we loved it all. Great location with spectacular view of the whole of Assisi which is well within walking distance. Excellent dinner at the restaurant both evenings and fabulous service from Massimo, Rosita and all the staff. We thoroughly enjoyed their friendly company. Very nice room with rooftop terrace and large, comfortable bed. All spotlessly clean and we had a great time. Looking forward to returning and using the outdoor swimming pool as well as enjoying again all the home produce (good wines, excellent olive oil, bread, honey, etc...). Rosita is a fabulous cook!
