Super friendly and adorable receptionist, very attentive.

We went there because we had to find a hotel in the area, we were not disappointed at all, would do it again.

I absolutely love this gorgeously quaint spot!!

Location: Exceptional. What a lovely, quiet neighborhood that was perfumed throughout by flowers! I've never experienced that anywhere else! Just the way I like it, this was within striking distance (a scenic walk for me!) of the Colosseum, and Trastevere's many restaurants, but separate from the action. It's also a walk from buses and trains, and about 3 train stops from Termini. The wonderful thing is that I went for the Italian Open. There is a bus, that's just down the street, that goes directly to Foro Italico where the tournament is held! It's a longer journey (I think about 40 minutes) but it weaves through some spectacular areas of the city. A must do, even if you're not going to tennis! It's that beautiful!
Cleanliness: Superb! Germaphobe here! I always do a wipe down upon entry, especially in the bathroom and high touch areas, and all came up clean! I particularly loved the toilet cleanliness certification that comes with a banner strapped to the toilet.
Value: Great, especially when considering the location.
Ambiance: Gorgeously quaint. I would strongly recommend that they hire professionals to take pictures of the space as the current pictures don't do it justice. I saw it, loved the reviews, but hesitated as the current pictures make it look old and stuffy. I literally had reservations at this and a more modern hotel up to a couple of days before because of this. It does have old charm but is definitely not stuffy!
Service: Great. The staff was polite. In particular, the older lady in the dining room was very pleasant. A prof/hotel owner once said in a Tourism Management lecture that you know you're in a high quality hotel when the staff smiled when you met them. She smiled and greeted with a "good morning" every day. I don't think she spoke much English, yet she was extremely attentive. Now, I'm not saying that everyone must know English but I know that many shy away when they cannot speak another language... but she just came out and ensured that she took care of everything... and was always pleasant!
Breakfast: Good. I'm don't eat breakfast but, because of my long days, I decided to grab a few items. It was a buffet and had everything I needed to keep me for hours later. I actually was amazed that all I needed was that, a couple of small munchies during the day, then dinner.
Safety: I felt extremely safe in that neighborhood and on the compound. Someone was always at the desk and the entrance to the property, and back door access to the building, were locked at a certain time of evening. After hours, I just had to buzz to get in.
My only peeve: I was placed in a room right next to the dining room. I'm a very light sleeper, especially when in a strange place. It didn't work for me! It could sleep six people easily so, if you're an early riser or a solid sleeper that doesn't mind the breakfast preparation noise, and/or have a big group, you must get that space. I was moved to another room... on the other side of the dining room, and right behind the elevator. I had to explain that I just wanted a quiet room as I was literally only there to sleep. They put me a couple floors above and all was well. What was amazing about this whole thing is that the hotel managed it very well. I am of the belief that things can surface at any time; it's how they're managed that makes the difference. Everything was handled well.
I love this property and plan to go back.

So and so

The hotel itself is beautiful, location perfect, away from the hustle and bustle. It is very romantic, so I would recomed it to the couples. Breakfast was so and so, could be much better. I would give it 4 stars but I have to go with 3 because of the staff. They were just basic, no hospitality effort whatsoever.

I would have liked to give a higher rating, however...

I regret giving only two stars to this hotel because the structure is really quite nice: not new or modern, but still pleasant, located in a quiet and peaceful neighborhood, away from the chaos of the city. Upon arrival, I was thrilled: there is a beautiful garden where one can sit, relax, read, or simply spend time unwinding.
So why did I decide to give only two stars? Not so much for the breakfast, which I found rather disappointing and of low quality, but for the behavior of the staff, which in my opinion showed two serious shortcomings.
The first concerns my return to the hotel in the evening. Before leaving for a work appointment, I had asked at the reception what time the gate closed. I was told: "At midnight, but don't worry, just ring the bell and the caretaker will let you in." I returned just before 11 PM, only to find the gate already closed. I rang multiple times without receiving a response. I then contacted the switchboard, where a very kind person told me that they would call the caretaker, but with no results. After a second phone call, I was informed that the caretaker was not responding and that they would try to contact him again. In essence, I spent ten minutes late at night locked out of the hotel with no one responding to either the intercom or the phone calls. Once I finally managed to get in, I went to the reception to ask for explanations, but there was no one there.
The next morning, I turned on the shower water and discovered that there was no hot water. I called the front desk to report the problem, and I was answered rather curtly: "There is a technician repairing the boiler." I completely understand that a malfunction can happen, and I do not assign blame for this. However, I would have expected more courtesy in the response, perhaps a prior notice and at least an apology for the inconvenience caused. Instead, none of that happened.
It's a pity because it is a hotel I would have gladly returned to, but unfortunately, that will not be the case.

Pleasant location; quiet comfortable hotel

The hotel is located in a pleasant, quiet neighborhood far from the crowds and noise of central Rome yet still in easy walking and metro distance to main sites. There are some great trattoria and pizza places a short 10 minute walk away as well as cafes and supermarkets. Front desk is efficient and pleasant. Room is quiet and clean. Bed and pillow are very comfortable. Downside ... you need to climb into the bathtub/shower and could be challenging for a senior. Also no mat in the shower so slippery. There are no shelves in the room for unpacking or storing - just a cupboard for hanging. No coffee machine or kettle in the room but you can request a kettle. The breakfast is basic and needs improving. The staff actually made coffee from instant powder ... disappointment for an Italian hotel. Juice was a watered drink. Bread served on Sunday morning was stale.
